01Just days

The first conversation

Text or call Rob. He learns your situation and goals; you learn your realistic options. No paperwork, no obligation — just orientation.

021–3 days

Pre-approval

You submit income, asset and ID documents through Fairway's secure portal. Rob verifies everything and issues your pre-approval letter — your buying power, in writing.

03Your pace

House hunting

You and your real estate agent shop with a clear budget. Rob stays a text away for payment math on any specific house.

041–3 days

Offer & acceptance

Your agent submits the offer with Rob's pre-approval letter attached. Rob is available to speak with listing agents to strengthen your offer's credibility.

05Week 1–2

Processing & appraisal

Under contract! Fairway orders the appraisal, and Rob's team assembles your complete file. You may be asked for updated documents — fast responses keep things moving.

06Week 2–3

Underwriting

A Fairway underwriter reviews everything against program guidelines. Conditions (follow-up requests) are normal — Rob translates each one into plain English.

07Week 3–4

Clear to close

The best three words in the process. You review your Closing Disclosure — the final, official numbers — at least three business days before signing.

08Closing day

Keys

Sign the final documents, funds transfer, and the home is yours. Rob doesn't disappear afterward — questions about your mortgage are welcome for as long as you have it.
